考虑到之前的庭审中，双方在是否解除合同、若解除合同怎么赔偿方面争议颇大，承办法官组织双方当事人进行调解，进一步理清双方诉求。经过“面对面”调解，双方均表示同意提前解除合同。但物业公司提出，要求业委会补偿其硬件设施投入费用16余万元，并给出了明细清单。业委会则表示，物业公司列出的清单极不合理，小区监控、物业设施维修等费用系物业公司实施小区管理的投入，应当由物业公司自行支付费用，清单中费用占比最多的的彩钢棚也系违章建筑，应予以拆除，不同意补偿。
